We can market your property for sale on a sole agency basis which means we are the only agents marketing your property for sale. We are happy to work alongside other agents at the same time, this is called multi-agency.
We will accompany all viewings and will never ask or expect you to show potential buyers around your property, we will also give you honest & candid feedback after every viewing, we know how frustrating it is to be kept waiting !
Our Sales team will check that any potential buyers are in a position to proceed before they come and view. Most serious buyers will have already spoken to a mortgage advisor or their own bank to find out how much they can afford to borrow and will have an agreement in principle from a Lender. There is no point showing somebody around a property who simply can’t afford to buy it . We work closely with an independent financial advisor who is on hand to chat with our buyers and sellers if required.
Our conscientious staff will see your sale through to exchange of contracts , we will speak to solicitors on your behalf and any other agents involved in the chain and will give you a progress update on your sale on a weekly basis or more regularly if needed.
We don’t believe in signing up our Vendors to a lengthy sole agency period, all we ask is that you sign up with us for 6 weeks. You simply give us notice one week before the end of the 6 weeks in the unlikely event that you don’t want to stay with us.
We constantly check market conditions to ensure that our valuation of your property is as accurate as possible. (in fact we live & breath Estate Agency)
What we will charge you….
Sole agency charge
This is charged using a percentage of 1% of the agreed selling price inclusive of the VAT
For example, if we sell your home for £287,000, our fee will total £2,870
Multi agency charge
This is charged using a percentage of 1.2% of the selling price inclusive of VAT
For example, if we sell your home for £287,000, our fee will total £3587.50

Our fee is payable upon exchange of contracts this is when the sale becomes legally binding. This will usually be paid to us by the Solicitor dealing with the sale of your property.
We don’t charge any additional fee for floor plans, photos or accompanied viewings, these are all included in our fee.
We are responsible Agents...
Before we will commence marketing your property we will require you to provide us with proof that you are the legal owner of the property and that it’s yours to sell; this could be a copy of the Land registry document or Mortgage statement.
We will also need to see your photograph identification before we are able to commence marketing your property. We can accept one of the following:
- Valid passport
- Photo driving license
- Firearms or shotgun certificate
If you do not have any of the above, we can accept two from the following list:
- Paper driving license
- Current bank statement (no less than 3 months old)
- Current utility bill (Gas, electricity or water bill, this must be no less than 3 months old
