We believe that knowledge is power! We are constantly learning in the ever changing world of the private rental sector. So many changes have taken place in the last few years with more to come since the Governments levelling up directive was announced. Perhaps the most significant is the Renters Reform Bill & the subsequent publication of the white paper in June 2022 pertaining to the planned abolishment of section 21 notices. Changes are coming for sure, we so not know the exact timelines but we expect it will be at some point in early to mid 2024 . The Renters reform bill has been in the mainstream media recently, and landlords need to know what is coming.

All Letting Agents should have client money protection insurance. In the past, rogue letting Agents have acted appallingly leaving Tenants and Landlords out if pocket. Unfortunately, the minority who were breaking the rules spoilt if for the honest ones. We have a ring fenced Client money bank account and hold full client money protection insurance & we are proud members of the UK Association of Letting Agents & The property Redress Scheme.
Landlords, chose from our tenant find service, or fully managed service
If you understand and are prepared to comply with all the legislation (there’s currently around 150 pieces relating to the private rental sector) then our find tenant only silver service is perfect for you. We will simply advertise your property, complete the pre tenancy checks on the applicants, draw up a tenancy agreement and then hand it over to you.
Most Landlords prefer an Agent to handle the day to day management of their rented properties. Our full management Gold service is a comprehensive management package where you leave all the hard work to us.

No application fees for Tenants
The Tenants fee ban became law on 1st June 2019 meaning that Landlords & Agents are no longer allowed to charge certain fees to Tenants. If you want to rent one of our properties, there are no administration fees of application fees to pay. You can see what we are legally allowed to charge Tenants by clicking on the image below.
Repairs & Maintenance: we offer a 24/7 service
When Tenants have an issue outside of normal office hours, one of our helpful team members is on hand for them to talk to. Our experience property managers will advise of what action should be taken and offer reassurance.
We have teamed up with Fixflo to assist Tenants with reporting maintenance issues. It contains really useful information and self help advice which could avoid the need for a tradesperson to visit your home. If you have a genuine out of hours emergency please call 01604 874400 and select the option for repairs & maintenance and your call will be diverted to our on call property manager. Please leave a voicemail if your call is not answered straight away. Most issues can be dealt with the next day and do not require an emergency call out from a contractor.
Our experienced property managers will advise of what action should be taken and offer reassurance if there is an out of hours emergency.

We advertise our properties that are available to rent using the property portal Zoopla, right here on our own bright & interactive website and we will feature your property on social media.
We are letting properties quicker than ever before, they are often let before we get a chance to advertise them online as we have a large volume of calls and online enquiries daily from applicants who are ready to move. All applicants over the age of 18 who want to move into one of our rental properties are fully vetted and their right to rent in the UK is clarified .
