Covid-19 Update

The Government gave the green light for the housing market to re-open on 13th May (which is great news) but we are still very conscious of the danger presented by Covid-19. We are making the necessary arrangements to re-open the office from 1st June, in the meantime our team are still working from home & we are available to assist you with your new business enquiry or existing agreed sale.  Once we are open we will have strict policies in place to enable us to adhere to social distancing regulations and we will only be allowing one person at a time to come in. Its highly likely that some our team will be working from home for a while longer.

If you have seen a property you would like to view we will happily let you have a look round on the basis that the safety rules set out by us are followed.  Don't be offended if we don't come into the property with you as in the nicest possible way, we need to keep our distance from you for the time being.  It may be a little more trickier for us to let you view a property that is occupied by the Vendor or Tenants as some people understandably don't feel comfortable having people in their homes or are in a vulnerable position themselves.  If you have them, please wear disposable protective gloves whilst you are looking around the property and refrain from touching anything.  We will turn up a while before the viewing time to open all the doors & windows so please don't try and enter the property before the booked time. 
 
We have uploaded as many virtual viewing tours as possible but we weren't able to access all of the properties before lockdown was imposed.

Putting a property onto the advertising portals and waiting for the phone to ring is not the way to sell houses. Between us we have over 60 years of Estate Agency experience and although we embrace the changes that technology has brought, we still believe that traditional methods are effective. picking up the phone and speaking to potential buyer is a key part of the selling process. Our Negotiators love to talk and are always on the telephone to potential buyers and they know exactly what they are looking for.                             

We will advertise your property on four of the leading property portals: Rightmove, Zoopla, Prime Location &  On the Market.  We also use Social Media to great effect, so along with our in-branch display, bright for sale boards & website, there is no way that potential buyers will not know your property is for sale.                                                                             

     

         

No long tie in periods

All we ask from you is a commitment of 8 weeks as we think this is plenty of time to sell your property & we will ask that you sign up using us as your sole Agents for selling your property. We see little point in signing people up for 22 weeks like some other Agents. Almost half a year is a long time and you should check any contract that you sign to ensure that you aren’t tied in for such a lengthy amount of time.

Negotiating is what we’re good at

The optimum time for a potential buyer to make an offer is just after the viewing. Our Negotiators will always encourage that an offer to buy is made as soon as possible. There are times when the property is just not right for the buyer and even with the best negotiating skills, an offer won’t be forthcoming.

 

The finer details matter

When people are looking at property details online, they want to see the lay-out of the property which is why we think it’s vital to have a floorplan displayed with the advertisement & we will include a floor plan at no extra cost.
